Roof Inspection

  • Roof coverings: asphalt shingles, metal, flat/membrane systems
  • Flashings – chimney, valley, drip edge, step flashing
  • Gutters, downspouts, and drainage direction
  • Soffits, fascia boards, and overhangs
  • Skylights and roof penetrations
  • Signs of deterioration, curling, missing shingles, or storm damage
  • Estimated remaining serviceable life (advisory)

Attic & Insulation Inspection

  • Attic access hatch and entry condition
  • Insulation type, depth, and coverage
  • Ventilation: soffit vents, ridge vents, gable vents, fans
  • Roof structure: rafters, trusses, sheathing
  • Signs of moisture infiltration, staining, or mould
  • Evidence of pest activity

Structural Inspection

  • Foundation type and visible condition (poured concrete, block, stone)
  • Foundation walls – cracks, bowing, water infiltration
  • Floor joists, beams, and support posts
  • Load-bearing walls and framing
  • Subfloor condition where accessible
  •  Evidence of settlement, heaving, or movement

Electrical System Inspection

  • Main electrical panel: amperage, breakers, wiring type
  • Sub-panels where present
  • Grounding and bonding
  • Visible wiring – knob-and-tube, aluminum, copper
  • Outlets and switches: operation, polarity, GFCI protection
  • AFCI protection where required by code
  • Smoke and CO detector locations (advisory)
  • Exterior electrical components: weatherhead, meter base

Plumbing System Inspection

  • Water supply: type (copper, PEX, galvanized), pressure, condition
  • Drain, waste, and vent system – visible piping and function
  • Water heater: age, condition, T&P relief valve, connections
  • Fixtures: toilets, sinks, tubs, showers – operation and sealing
  • Exterior hose bibs and shut-off valves
  • Signs of active or historic leaks – staining, efflorescence
  • Sump pump presence and operation

HVAC Inspection

  • Furnace: age, condition, heat exchanger (visual), filter
  • Air conditioner: operation (seasonal), condition, refrigerant lines
  • Ductwork distribution and condition
  • Heat pump systems where present
  • Boiler and radiator systems where applicable
  • Fireplaces and wood stoves (visual – not combustion analysis)
  • Ventilation fans: bathroom, kitchen range hood, HRV/ERV
  • Thermostat operation

Interior Inspection

  • All rooms: walls, ceilings, floors – visible condition
  • Windows: operation, seals (fogging), safety glazing
  • Doors: operation, hardware, weatherstripping
  • Stairs and railings – safety and stability
  • Basement: moisture, efflorescence, window wells
  • Garage: door operation, auto-reverse, fire separation
  • Laundry room: dryer exhaust venting, connections

Exterior Inspection

  • Cladding: brick, vinyl, stucco, wood, fibre-cement – condition
  • Foundation perimeter and grading (drainage away from home)
  • Windows and exterior doors – sealing, caulking, condition
  • Deck, patio, porch – structure, ledger board, railings, stairs
  • Walkways and driveway – trip hazards, drainage
  • Retaining walls where present
  • Vegetation close to the structure (advisory)
